Washington Homeowners Insurance: The Essentials

How WA homeowners policies work, what earthquake and flood do differently, and how much dwelling coverage you actually need.

A standard Washington homeowners policy (HO-3) covers your dwelling, other structures, personal property, and personal liability against named perils for contents and 'open perils' for the structure.

It does not cover flood or earthquake. In the Puget Sound region, we strongly recommend getting quotes on both — earthquake is a separate endorsement or standalone; flood is NFIP or private.

Dwelling limit is not your home's market value. It's the reconstruction cost — what a contractor would charge to rebuild today. Post-2020 lumber and labor inflation made undervaluing dwellings a common (and expensive) mistake.

The three optional endorsements we suggest for most WA homes: water backup, service line, and equipment breakdown. Each is typically under $50/year and closes real coverage gaps.

Ask about extended replacement cost and 'guaranteed replacement cost' — these give you a cushion above your dwelling limit if reconstruction costs rise unexpectedly.
